Yikes indeed. We require all buyers to have a home inspection. If they don't want to have one (other than new construction which we recommend but can understand if they choose not to because of the builder warranty), they must sign a document indicating that it is their decision to waive their right to an inspection. I have never had a client choose not to have an inspection but if it ever came up, I'll point them to this story.

I'm thinking I'm glad attorneys aren't involved (usually) in AZ real estate transactions.... :)

That was indeed a very sad story Howard. The sellers are now basically stuck with an unsellable (and likely uninsurable) home unless they perform what is many thousands of dollars of repairs. (I asked the inspector what he thought it would cost. He's not a contractor, but he guessed 20,000 - 50,000. Yikes.)

And all to "save" about $300.

Francy writes beautifully and this was an especially helpful series for anyone interested in buying real estate.

I'm busy with a client through the weekend but Monday or Tuesday?

Groveled is the correct word Howard! I'm glad to see Francy posting. I'm working on getting her to do more.

We never did get back together... this week is jammed, but weekend and next week could work.

Thanks for the linkage!

[...] There is a lot of interesting foreclosure data from RealtyTrac. First of all, closer to home, South Carolina has far fewer foreclosures than much of the country both by the number of homes and the rate of foreclosure while the media is almost obsessed about the problem and the government is trying to figure out how to help those in trouble. South Carolina is ranked 37th of the 50 states in foreclosure rates with 698 properties entering some stage of the foreclosure process last month with one more… [...]
